Start with the property extract and cadastral code
Ask for the current Public Registry extract and verify that the cadastral code, registered owner and property description match the unit and contract you are reviewing. The registry also provides information services covering ownership obligations, public-law restrictions, tax liens and mortgages. A lawyer should interpret the current records and the contractual documents together.
Understand official registration service levels
The Public Registry currently lists registration of the creation, change or termination of an immovable-property right at 150 GEL within four working days, 270 GEL within one working day, or 350 GEL on the filing day. These published fees and timeframes were checked on 21 July 2026 and should be reconfirmed on the official NAPR website before filing.
Check documents before funds move
Confirm the seller’s authority, the exact property, purchase price, payment destination, construction status, encumbrances and the conditions for registration. An extract alone does not replace review of the sale contract, developer obligations, technical specifications or payment schedule.
Remote workflows require eligibility checks
NAPR publishes a smart-contract transaction workflow using a reserved virtual session, identity and phone verification, electronic signing and operator-led checks. Availability and eligibility can depend on the parties and transaction, so obtain current confirmation from NAPR and independent Georgian counsel rather than assuming every purchase can be completed remotely.
