Start with the current service-charge schedule

Request the latest written service-charge estimate for the exact residence, including the charging basis, billing frequency, currency and tax treatment. No current service-charge figure is published in the project sources reviewed for this guide, so a buyer should not rely on an assumed rate or a figure quoted for another building.

Separate shared services from optional facilities

The published destination vision includes residences, hotels, a marina, yacht club, promenade, lagoons, dining and retail. Ask which costs belong to the residential building, wider community, parking or separately operated facilities. A view of, or proximity to, an amenity does not establish that access is included.

Check reserve funds, utilities and insurance

Clarify whether the budget includes common-area utilities, security, cleaning, landscaping, lifts, building insurance and a reserve or sinking fund for future major works. Ask how individual water, electricity, internet, cooling or heating are metered and billed.

Model management and rental costs separately

If the residence may be rented, obtain the current furnishing requirements, management agreement, booking or marketing fees, maintenance responsibilities and owner-use rules. Treat rental income as uncertain and test conservative occupancy and nightly-rate assumptions after all operating costs.

Read the contract and budget governance

Confirm who sets the annual budget, how owners receive accounts, how charges can change, what happens when an owner pays late and whether different buildings or phases have separate cost pools. Independent legal review should connect the sales contract, community rules and management documents.

Use a complete ownership-cost checklist

Before reserving, compare purchase and registration costs, service charges, utilities, insurance, furnishing, property management, travel, vacancy and eventual resale costs. Request current written documents for the selected unit because estimates, operators and included services may change.
